WHAT IS A HOME INSPECTION?
A HOME INSPECTION IS AN ANALYSIS OF THE CURRENT CONDITION OF YOUR PROSPECTIVE HOME. IT IS NOT A PASS OR FAIL TEST. ALL HOMES HAVE FLAWS REGARDLESS OF PRICE. A Casa Home Inspection includes a multitude of items that are critical to the home buyer, home seller and even the home owner wanting to know the true condition of their home. The items below are inspected in detail then transferred to your report where it all comes together in a narrative style format including digital photographs making it very convenient and easy to understand. There is a summary included with our report but the summary is not inclusive of all information. We strongly advise you to read the entire inspection report as there may be other pertinent information in other areas of the report that could be vital to you in our inspection findings. Our inspection points are as follow:
EXTERIOR SITE INSPECTION:
Grading and drainage,walkways,driveways,decks,porches,patios,fencing, gates and retaining walls.
STRUCTURE: Crawlspace,foundation,slabs,basement,chimneys,parapets,exterior walls and wall coverings.(Crawlspaces are inspected for an additional fee)
ROOF & ATTIC: Attic access,ventilation,insulation,attic structure,roof surface,penetrations,drainage,overhangs,flashing,gutters & downspouts.
GARAGE: Overhead doors, manual doors, door hardware and safety features,fire seperation,slab & health & electrical safety.
ELECTRICAL: Service entry,capacity,grounding,main panel & sub-panels,wiring,receptacles,switches & GFCI function.
PLUMBING: Main piping,distribution piping,functional drainage,waste & vent piping,water heater,laundry,gas or propane lines.
HEATING & COOLING: Make and
Model,capacity,condition,distribution,filters & thermostats.
INTERIORS: Doors,windows,flooring,ceilings, walls,closets,stairs,fireplaces & smoke alarms.
KITCHEN: Countertops,cabinets,sinks,faucets,garbage disposals,range,dishwashers,ovens,built in appliances.
BATHROOMS: Toilets,showers,tubs,faucets,sinks,ventilation,cabinets, countertops,functional flow & drainage.
