1.Ask your realtor about your ten day window for an inspection after you make an offer on a home. In most cases you have a ten day window after an offer is accepted for a home inspection. There are extensions in special cases.
2.Before scheduling a home inspection be sure that you have all information for the inspection company such as, your current personal and contact information, (address,phone#,e-mail,site information etc). As well as any concerns you may have about your prospective purchase.
3. Get with your realtor and have all utilities on before the inspection begins. There are times we have arrived at an inspection site and not all utilities have been turned on and this sometimes causes us to have to return to the property and re-inspect for an addtional fee. This is essential because many times the gas, water or electricity are on at the meter but not to the home. Utilities should be on to the home with appliances turned on for a thorough and complete home inspection.
4.Inform the inspection company if the home or building is occupied. Your realtor can then set up an appropriate time that will coincide with the tenants schedule for a smoother inspection.
5. We encourage you to attend the inspection and cooperate by asking questions that you may have during the inspection. Nothing replaces the exchange of information between the inspector and the client as much as you being present on the day of inspection. We know that in some cases the client cannot be present and we want to assure you that we will take the time to inspect your prospective home thoroughly and will provide you with a professional inspection if you cannot be present.We take pride in our inspection detail and thoroughness.
6. Inspections can take from two hours and up. This all depends on the condition, age and size of the home. Casa Inspection Services cannot give you an exact time that the inspection will take. Evey home is unique and we treat it as such. We deal with many different style homes in our locations. We can tell you that we will do what it takes to give you the most thorough and comprehensive inspection. After all when you invest into a home it is one of the largest investments you will ever make. You deserve the best inspection for your money and we can provide this for you.
